Berwyn is a compact town - about 20,222 households, a fraction of the size of the wider service area we cover out of Skokie, which runs past 325,000 households total. A smaller town means fewer commercial strips, and the ones here tend to be older. The median year built across this stretch of the area is 1938, which is early even by the standards of a region where most housing dates from 1938 to 1994. Commercial buildings built or converted around that same period got doors sized to trucks and delivery habits that don't match what a business runs today.
That matters for the door itself. A lot of these bays were fitted for narrower openings than a modern box truck needs, on track hardware that was never meant to carry a heavier insulated panel. When an owner upgrades the door without upgrading the jamb or header behind it, the new door fights the old opening every time it cycles. We see this pattern more in a town with this building age than we do in newer commercial strips closer to Skokie itself.
